The Village offers a range of affordable student rooming accommodation in a smaller purpose-built complex.

Located just 800 metres from University of Sunshine Coast (USC), The Village is a gated community offering two and three bedroom self-contained villas. The Village is so close that the USC Safe team can drop you to our front gate (via security golf cart) if you have a late night lecture.

With approximately 150 students living on site you are not a number, but a part of The Village community. This makes The Village a popular choice for first year students who would prefer to focus on their study and not get caught up in the hustle and bustle of a larger complex.

Our point of difference compared to the other accommodation options, is we take the quiet enjoyment of your room, unit and facilities very seriously.  The Village is about peaceful living and a balance between social and study commitments.  The Sunshine Coast offers some fantastic party venues and we encourage residents to enjoy all there is on offer, however, your unit is your sanctuary, for not only yourself but for your fellow house mates as well. 

The Village has a variety of room types, which gives you different options and facilities within your Villa.

Management live on site with their family and are there to ensure that the students have the very best environment in which to study, rest, and enjoy their time at University of Sunshine Coast.

As an option for our mature students, we also offer a choice in our offsite residential Boarding Houses in the Sippy Downs area, which provide an alternative to living at The Village.

The Village is right next door to USC and is literally a 5 minute walk.

All bookings are made online, just click on the Apply Now icon. Further information can be made via email, on the phone or in person at the office on the complex. A deposit of two weeks rent (converts to 50% bond) is required to hold the room until your arrival. We can assist you with your online booking.

You will receive confirmation receipt of your deposit – this guarantees your room.

If you are familiar with The Village or Boarding houses you can choose your preferred room or house mates.  Individual room requests will be approved, where possible – it’s as simple as recording your preference in the Ideal Housemate or Notes section on your application.  We will endeavor to meet any special requests and will liaise with you throughout your booking process regarding any special requests. 

We offer two distinct leases -24 weeks & 48 weeks (the latter gives a discounted rate!) The rooming agreement/fixed term is a legally binding document between the you, the tenant and The Village. Once you have signed this lease you are liable for the rental payments from the start date to the end date of that lease. During this period, the rent cannot be changed.

The rental bond is an amount 4 times your weekly rent. This must be paid in full either before or on arrival. The bond amount is held, by the Residential Tenancy Authority (RTA) which is a Queensland State government body until the end of your lease . This “bond” is to cover any damage to the property whilst you are the tenant. If no damage has occurred the bond is released at the end of your lease into your nominated Australian bank account. The bond does not cover any unpaid accommodation charges.

The “entry condition report” is a document which must completed by yourself within the first 3 days of arrival. You will check your bedroom, ensuite facilities, kitchen, laundry and lounge areas for any damages/marks… on furniture, floor, walls and ceiling etc.  At the end of the lease, an “exit condition report” checks the same areas and is compared to your original entry condition report to ensure that no damage has occurred by yourself during your stay (general wear and tear is acceptable, don’t panic.)

If you advise 2 or more weeks prior to your commencement date, an administration fee of $75 will be deducted from your deposit and the balance refunded.  If you cancel less than 2 weeks prior to your commencement date, your deposit will be refunded providing your room is able to be relet. A refund will be made less a $75 administration fee.

You are responsible for the rent however you can advertise the room to find a replacement tenant (subject to approval by management) to take over the remainder of your agreement.  A break-lease fee of 1 weeks rent plus GST will apply.

 A queen/double bed, bedside table, a built-in study desk, desk chair, built-in wardrobes, ceiling fan. Our A rooms have ensuite facilities. All water and electricity and your unlimited Wifi; a fully equipped shared kitchen including all crockery, cutlery and electrical appliances. 

Shared lounge area with comfy sofas, coffee table, digital tv; balcony or courtyard with outdoor table and chairs; every two weeks cleaning staff will provide cleaning assistance with your shared area (kitchen, lounge, laundry and shared bathrooms and toilets.)

Use of swimming pools, tennis and basketball court, communal BBQ’s, vending machine; 24 hour on-site Resident managers, security personnel patrols after hours for your security.

Regular social events and competitions organised just for our tenants.

Clothes, personal items, toothbrush and your favourite coffee cup, anything to make your space feel like home. For overseas students we recommend some Australian Dollars so that you can buy some food from the local shops or anything else you might need before you open an Australian Bank account.

  • Preloved $175 and you need to inform us prior to your arrival.

We use Superloop who provide a quality Wifi service to our complex along with an internet connection in your room. You can access the internet with your own personal log-in that is issued when you check in. There is a one-off connection fee which activates your internet access. Please be aware that all internet in Australia is slower than Europe and America, although the service is improving constantly.

Small letters are delivered to your locked letterbox at the main gates. All larger parcels are delivered to reception. An email will be sent to inform you of delivery and you can collect it during office hours.  

Cleaning of the shared areas of your unit is carried out every two weeks (you will be advised of your nominated day upon arrival). This includes the lounge and dining area, the kitchen and laundry and the common bathroom/toilets.

The Village management places a great deal of importance on the security of residents.  All external doors have security screen doors and locks. Each Bedroom also has an individual lock – so no-one has access to your room without your knowledge or permission.   Evening security patrols by a professional security company at random times through-out the evening.  Robbie and Kim-Leigh, or the patrolling security guards can be called at any time if you believe your personal safety, of that of another resident, is in jeopardy or other such emergency eg. property damage. 

There is a doctor, dentist and pharmacy at 1 Scholars Drive – 200 metres away

IGA supermarket is 200 metres away – Woolworths is approximately 1.5km
